Starkey Academy Facility

The facilities at the former Starkey Academy are a unique rental property in the respect that their intended purpose at the time of construction was to serve as an educational facility.  The facilities contain classrooms, an assembly room, the appropriate ratio of restroom facilities to student capacity, required fire alarm and life safety features, a public announcement system, data networking, and open green areas.  This set up would be naturally conducive to a Lessee intending on operating an educational facility on the property with very little initial changes being required to the facility for initial start up, as compared to a standard commercial building of similar square footage and acreage, thus requiring major modifications to create an equal facility.

However, being that the buildings consist of mostly open classroom areas contained within a self-supporting metal building, the floor plan could also be easily modified to house a commercial office, retail, or warehousing business for example. 

The campus is composed of approximately 37,000 square feet of facilities on 14 acres of land.  The facilities are composed of the following:

  • Comprised of approximately 22,700 square feet of conditioned space encompassing an assortment of classrooms, storage rooms, kitchen/lounge, restrooms, assembly room, and office space.
    • There are 18 classrooms approximately 600 square feet in size (20’ x 30’) and 2 classrooms approximately 800 square feet in size (20’ x 40’).
    • Most are traditional classrooms; however one of the classrooms is set up as a science lab with work stations and an attached storage room, one as a computer lab with the required data connection terminals, and one as a home education room with kitchen cabinetry and range/ovens.
    • The assembly room is currently utilized as a cafeteria and provides hand wash sinks, an ice maker, kitchen sink, etc.  This room is approximately 3500 square feet in size and can be used for any type of general assembly.

Gymnasium

    • Comprised of approximately 9,600 square feet of total space, of which approximately 2900 square feet is conditioned. 
    • The unconditioned space contains the basketball/volleyball court and bleacher area. 
    • The conditioned space contains locker rooms, rest rooms, storage rooms, and concessions/kitchen.
    • The kitchen contains commercial grade cooking and ventilation equipment to include an eight (8) burner stove with two (2) ovens, a 3 compartment sink, a utility sink and a grease trap.

Library

    • This building is approximately 1500 square feet of open conditioned space currently being utilized as a library.

Pre-School BuildingPreschool

    • This is a modular building containing approximately 3000 square feet of conditioned space.
    • It is divided into 3 classrooms, an office, storage room, kitchen and restrooms.

Outside

    • The facilities are set on an approximate 14 acre site.
    • Parking is provided in the form of both asphalt paved and limestone.
    • There are two playgrounds, one for the preschool and another for the older children.
    • There are currently multiple modular buildings brought onto the site by the current Lessee, Central Community School System, in order to house more students.  These facilities have been placed on open playground/Physical Education areas and a softball field.
    • There is also a baseball field available behind the modular buildings.
    • The school sits on a five lane highway with easy access to the interstate system and to Baton Rouge.

The facilities could be modified to fit the needs of a Lessee in multiple ways.  The following is an example of some modifications that could be made to facilitate a satellite campus for a University or College:

Enlarged Classrooms / Lecture Halls

  • The buildings are free spanning steel structures which consequently do not require the interior walls to be load bearing.  The interior walls can be removed or relocated with no impact to the structure.  This can, in essence, allow the creation of larger lecture halls or laboratory rooms, smaller offices for faculty members and so on.

Increased parking capacity

  • The parking lots are sufficient in size for a primary school because the students either arrive by bus or are dropped off by car.  However, since college students will be driving themselves to the campus, more parking may be required which would be easily available considering the amount of open acreage available.

As demand for the Lessee’s services grows they may find the need for more facilities and more parking.  New buildings and parking lots could be built to accommodate their needs toward the rear of the existing 14 acre campus.  Should this not be enough room to handle the increased demand, there is an additional 14 acres of undeveloped land to the rear of the campus that is readily available for expansion of the campus.

The exterior façade of the existing facilities could also be modified to better reflect the new Lessee.  For example, a university may want the existing facilities as well as any new ones to have an appearance similar to that of their main campus with stately brick facades.  This too could be done.
